Full financial review is now standard.

Limited and streamlined reviews are gone for new conventional condo applications—even with a strong buyer or large down payment.

Agent move: Send the project before the buyer is binding.

02THE EXCEPTION

Small standalone projects get a cleaner path.

A 2–10 unit condo that is not inside a larger master association can receive an insurance-only project review.

Agent move: Identify whether a master association exists.

03COMING JAN 4

Reserve funding rises from 10% to 15%.

HOAs should be preparing 2027 budgets now. An acceptable reserve study may support a different allocation.

Agent move: Let the condo desk evaluate the current budget.
