The short answer

Real estate agents generally do not choose or exclude an appraiser; concerns should go through the lender’s appraisal management process. An appraisal may sometimes transfer between lenders through a formal lender-to-lender request and review. Expedited appraisal handling, including for a VA appraisal, may be requested, but an added rush fee can apply.

Can a real estate agent decide that a specific appraiser cannot complete an appraisal order?

Generally, no. A real estate agent does not decide which appraiser may receive or complete an appraisal order. The appraisal assignment is handled through the lender’s appraisal management process rather than through the agent.

If an agent has a serious concern about a particular appraiser because of a prior issue or professional concern, the agent can document the concern and submit it through the proper appraisal management or appraisal review channel. That process allows the concern to be evaluated without letting a party to the transaction directly control the assignment. When warranted, the appraiser may also be reported to the appropriate licensing or oversight board.

Can an appraisal from another lender be transferred to a new mortgage lender?

Sometimes, but the transfer must follow the proper lender-to-lender process. The receiving lender typically must formally request the appraisal package from the original lender and then review it before deciding whether it can be used.

A borrower should not assume that emailing or forwarding a personal copy will make the appraisal usable by the new lender. Ask the new mortgage team whether it will request the package, what it needs from the original lender, and whether its review could affect the transaction schedule. The appraisal is not automatically accepted simply because another lender previously ordered it.

Can a real estate agent decide which appraiser is allowed to receive an appraisal order?

No. A real estate agent should not decide who can or cannot receive an appraisal order. If the agent has a concern about a specific appraiser, the appropriate step is to provide the details to the lender’s appraisal management or appraisal review channel. The lender’s process can then review the concern and determine how to handle the order.

Before proceeding, ask the mortgage team to explain:

  • Why expedited handling is being requested
  • What additional charge applies
  • What due date is being requested
  • Whether another scheduling option is available

A rush request is a timing decision, not an automatic requirement for every appraisal. Understanding the timing need and available options helps the parties decide whether expedited handling is appropriate for the transaction.

Can a VA appraisal be rushed for a fast closing?

A lender may request rush handling for a VA appraisal, and a rush fee applies when that expedited handling is used. For a fast closing, the borrower and lending team can weigh the added cost against the value of the requested timing and the peace of mind that faster handling may provide.

Ask the mortgage team to confirm the requested appraisal due date, explain the rush charge, and discuss whether another scheduling option is available. A rush request seeks faster handling, but the appraisal still must move through the proper appraisal process.
